Conditions or Reasons for Planning Application - CB/23/04058/VOC
Conditions or Reasons:
1) The permission shall extend only to the application as amended by plans received 22nd May 1997, 11th June 1997 and 31st July 1997 and letters received 22nd May 1997 as partly superseded by letter received 31st July 1997.

Reason: For the avoidance of doubt and to ensure that the development is implemented in accordance with the plans formally approved by the Local Planning Authority.
2) The visibility splays at the junction of the access with the public highway, shall, on land in the applicant's control, be kept free of any obstruction exceeding a height of 1.05m. The visibility splays shall have the following minimum dimensions: 4.5m measured along the centre line of the access from its junction with the channel of the public highway and 120m measured from the centre line of the proposed access along the line of the channel of the public highway.

Reason: To provide adequate visibility between the existing highway and the proposed access and to make the access safe and convenient for the traffic which is likely to use it.
3) A 2m wide service strip shall be maintained between the open ditch and the 3m high mound on the northern boundary of the site.

Reason: to enable the open ditch to be serviced.
4) The clubhouse shall only be used between the hours of 8:30am to 11:30pm on any day.

Reason: To safeguard the amenities of occupiers of neighbouring dwellings.
5) The development shall be carried out in accordance with the flood lighting details as contained in "Arlesey Town FC 1st Team Pitch - Direct Sports Lighting - 14/12/2023, and "Direct Sports Lighting - APEX PRO". Thereafter no alterations shall be made to the flood lighting details without the prior approval of the Local Planning Authority, with the exception of specific changes to the flood lighting details that are requested by the Local Planning Authority in writing to address statutory nuisance.

Reason: In the interest of residential amenity.
6) Any floodlights installed on the land shall not be turned on, on any day, after the end of a period of 15 minutes following the completion of the use of the pitch they illuminate or 10.00pm whichever is the earlier.

Reason: To protect the amenities of neighbouring residents.
