Conditions or Reasons for Planning Application - CB/23/04077/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials as described on drg nos A105 Rev1 and A106 Rev1.

Reason: To safeguard the appearance of the completed development in the interests of the visual amenities of the locality.

3) Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order with or without modification), no windows shall be inserted into the eastern flank elevation of the proposed extension, without the grant of further specific planning permission from the Local Planning Authority.

Reason: To protect the privacy of neighbouring residents.

4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers: A010, A100, A101, A105 Rev1, A106 Rev1.

Reason: To identify the approved plan/s and to avoid doubt.
