| Conditions or Reasons: | 1)
The development shall thereafter be carried out in accordance with the external materials as approved under the discharge of condition 2 of CB/16/02527/FULL, dated 6th December 2017, unless otherwise agreed in writing with the Local Planning Authority.
Reason: To control the appearance of the building in the interests of the visual amenities of the locality (Policy HQ1, Central Bedfordshire Local Plan, 2021) |

Prior to the first occupation of the dwelling hereby approved, the site shall be developed in full accordance with the approved details of on site levels (as approved under discharge of condition 3 of CB/16/02527/FULL dated 06.12.2017.
Reason: To ensure that an acceptable relationship results between the new development and adjacent buildings and public area (Policy HQ1, Central Bedfordshire Local Plan, 2021) |

Prior to the first occupation of the dwelling hereby approved, a scheme shall be submitted for approval in writing by the Local Planning Authority indicating the positions, design, materials and type of boundary treatment to be erected. The scheme shall include the removal of the temporary boundary treatment on the site. The boundary treatment shall be completed in accordance with the approved scheme before the dwelling hereby permitted is first occupied and be thereafter retained.

Notwithstanding the provisions of Part 1, Classes A, B, C and E of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order with or without modification), no extensions, roof extensions or other material alterations, including window openings, to the buildings hereby permitted shall be carried out without the grant of further specific planning permission from the Local Planning Authority.
Reason: To control the external appearance of the building/s in the interests of the amenities of the area (Policy HQ1, Central Bedfordshire Local Plan, 2021) |

The dormer windows in the northern elevation and first floor windows in the eastern and western elevations of the development hereby permitted shall be permanently fitted with obscured glass of a type to substantially restrict vision through them at all times and shall be non-opening, unless the parts of the windows which can be opened are more than 1.7m above the floor of the rooms in which the windows are installed. No further windows or other openings shall be formed in the any elevation of the building hereby approved.
Reason: To safeguard the privacy of occupiers of adjoining properties (Policy HQ1, Central Bedfordshire Local Plan, 2021). |

The sill height of the velux windows in the southern elevation of the development hereby permitted shall be located more than 1.7m above the floor of the rooms in which the windows are installed.

All works to or affecting trees on or adjoining the site shall be carried out in accordance with the relevant recommendations of BS3998 2010.
Reason: To safeguard the existing trees on the site in the interests of visual amenity. (Sections 7 & 11, NPPF) |

The approved landscaping scheme under discharge of condition 6 of CB/16/02527/FULL dated 18/12/2017 and as shown on approved drawing BR/SO/19/002/003 shall be implemented by the end of the full planting season immediately following the completion and/or first use of any separate part of the development (a full planting season means the period from October to March). The trees, shrubs and grass shall subsequently be maintained in accordance with the approved landscape maintenance scheme and any which die or are destroyed during this period shall be replaced during the next planting season.

No further equipment, machinery or materials shall be brought on to the site for the purposes of development until the approved substantial protective fencing for the protection of any retained trees as shown on approved drawing ref: PA/SO/16/007/003/ rev B under discharge of condition 7 of CB/16/2527/FULL dated 18.12.2017, has been submitted to and approved in writing by the Local Planning Authority and the fencing shall be erected in accordance with the approved details. The approved fencing shall be maintained until all equipment, machinery and surplus materials have been removed from the site. Nothing shall be stored or placed in any area fenced in accordance with this condition and the ground levels within those areas shall not be altered, nor shall any excavation be made.
Reason: To protect the trees so enclosed in accordance with Section 8 of BS 5837 of 2012 or as may be subsequently amended (Policy EE4, Central Bedfordshire Local Plan, 2021). |
