| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

Notwithstanding the details submitted, no development shall take place, until a Construction Traffic Management Plan, associated with the development of the site, has been submitted and approved in writing by the Local Planning Authority which will include information on: (A) Measures on site to control the deposition of dirt / mud on surrounding roads during the development (B) Traffic management (including implementation) needed during the development period.
The approved Construction Traffic Management Plan associated with the development of the site shall be adhered to throughout the development process.
Reason: These matters are required to be addressed before development commences in the interests of safety, protecting the amenity of local land uses, neighbouring residents and highway safety. |

The approved landscaping scheme (drawing number: 22470_3_06 Rev F) shall be implemented by the end of the full planting season immediately following the completion and/or first use of any separate part of the development (a full planting season means the period from October to March). The trees, shrubs and grass shall subsequently be maintained in accordance with the approved Everton WRC ICW Landscape Management Plan version 06E (6th June 2024).
Reason: To ensure an acceptable standard of landscaping and a net gain in biodiversity, in accordance with Policies Policies EE2, EE3, EE4, EE5 and HQ1 of the Central Bedfordshire Local Plan and the NPPF. |

The development shall be carried out in full accordance with the approved Ecological Management Plan, Document Reference: GWA_Everton WRC ICW_Ecological Management Plan_20240315_001 Version 002 Date 22/03/2024). The required Tussocky Grassland Establishment shall be implemented by the end of the full planting season immediately following the completion and/or first use of any separate part of the development (a full planting season means the period from October to March), in full accordance with the approved Ecological Management Plan, Document Reference: GWA_Everton WRC ICW_Ecological Management Plan_20240315_001 Version 002 Date 22/03/2024). The grassland shall subsequently be maintained in accordance with the approved Ecological Management Plan, Document Reference: GWA_Everton WRC ICW_Ecological Management Plan_20240315_001 Version 002 Date 22/03/2024).
Reason: To safeguard as far as possible protected species and habitates, to ensure the recretion of habitat lost during construction and, to deliver a net gain in biodiversty, in accordance with Policies EE2, EE3, and EE4 of the Central Bedfordshire Local Plan and the NPPF. |

The development shall be carried out in full accordance with the approved Construction Environmental Management Plan (Project Name: Everton WRC Wetland - Project Code: SEW 12316 - Document Number: 001 - Issue 2 - Date: 07/02/2024) and shall be adhered to throughout the development process.
Reason: to safeguard the amenity and living conditions of residents during construction and safeguard the environment (including trees and hedgerows, and protected species and habitats) during construction, in accordance with Policies EE2, EE3, EE4, EE5 and CC8 of the Central Bedfordshire Local Plan and the NPPF. |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers: 22470_3_01 Rev D; 22470_3_02 Rev F; 22470_3_03 Rev D; 22470_3_04 Rev D; and 22470_3_06 Rev F.
Reason: To identify the approved plan/s and to avoid doubt. |
