| Conditions or Reasons: | 1)
Notwithstanding the details given in the application, and those previously approved in respect of conditions 2 and 4 of approval of details notice dated 21 August 2015, details of all new or replacement external materials to be used in the development hereby approved, close-matching, as appropriate, with existing materials to be retained, including proposed brick, stone (including sills and shopfront stallriser panelling), roof coverings and rainwater goods, shall be provided for consideration by, and the written approval of, the Local Planning Authority prior to the installation of those materials on site by way of :-
a full, photographically-supported, External Materials Schedule, with materials identifiable by supplied manufacturers product name or code and demonstrated close-matching, as appropriate, with existing materials to be retained.
The approved development shall be undertaken thereafter strictly in accordance with the approved details.
Reason: To control the appearance of the buildings in the interests of the visual amenity and the recognized historical significance of the area (Section 16, NPPF and Policy HE3, Central Bedfordshire Local Plan) |

Notwithstanding the details submitted with the application and those previously approved in respect of condition 3 of approval of details notice dated 30 October 2014, drawn details, in section at a scale of 1:1, showing the following detailing of the replacement shopfronts hereby approved shall be submitted to, and approved in writing by, the Local Planning Authority prior to the commencement of any work of shopfront replacement on site, and the approved development shall be carried out thereafter strictly in accordance with the approved details:
shopfront frame and corner post moulding detail upper and lower fascia cornice moulding detail pilaster base and pilaster shaft moulding detail

Notwithstanding the details submitted with the application, and those previously approved in respect of conditions 2 and 4 of approval of details notice dated 21 August 2015, prior to commencement of the constructional phase of the revised frontage hereby approved, a full external decorative finishes Schedule, with colours expressed as RAL nos., manufacturers product name or code or demonstrated by colour swatches, shall be submitted to and approved in writing by the Local Planning Authority and the approved development shall be undertaken thereafter strictly in accordance with the approved details.

Notwithstanding the details submitted with the application a Schedule of Repairs in respect of the existing building fabric to be retained as part of the development hereby approved, shall be submitted to, and approved in writing by, the Local Planning Authority prior to the commencement any work of repairs on site and shall include full details of the following:
Repairs/elements of replacement, as appropriate, in respect of the 5 no. building frontage timber sash windows to be retained, including window timberwork, lintels/sills and glazing
The approved development shall be carried out thereafter strictly in accordance with the approved details.

Notwithstanding the details submitted with the application, the 2 no. new building frontage sash windows hereby approved shall be of painted timber construction, and shall operate in a traditional manner, full constructional details of which, provided as drawn detail at scales between 1:1 (for glazing bar profiles) and 1:20 in elevation, plan and section, as appropriate, confirming the following shall be submitted to and approved in writing by the Local Planning Authority prior to any installation of the windows on site, and the approved development shall thereafter be implemented strictly in accordance with the approved details:-
window construction material and final paint finish colour glazing type glazing bar profiles window opening configurations confirmation of the exclusion of trickle venting, or the visual concealment of trickle venting (eg. by vent hood detailing) if trickle venting is deemed an absolute requirement confirmation of intended depth of window reveal to match those of the existing sash windows of the frontage to be retained (section drawing)
