9) No development above slab level shall commence until details of the proposed lighting, which incorporates the recommendations made within the ecological appraisal approved as part of this planning application, have been submitted and approved by the local planning authority. The details shall be implemented as approved and retained thereafter.

Reason: To ensure that the boundary habitats and retained habitats on site are not adversely impacted by the additional lighting during the construction and operational phase. (Section 15, NPPF)
