Conditions or Reasons for Planning Application - CB/24/00053/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials detailed on drawing no. 001.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to complement the Conservation Area in the interests of the visual amenities of the locality.

3) All works to or affecting trees on or adjoining the site shall be carried out in accordance with the relevant recommendations of BS3998 2010.

Reason: To safeguard the existing trees on the site in the interests of visual amenity.

4) The proposals shall be constructed using a low impact no-dig system in accordance with the sequence of construction and the foundations as specified in ARBORICULTURAL IMPACT ASSESSMENT, appendix 2.

Reason: To ensure the protection of trees and hedgerows to be retained, and to avoid unnecessary damage to their root systems.

5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, number: 001

Reason: To identify the approved plan/s and to avoid doubt.
