| Conditions or Reasons: | 1)
The works shall begin not later than three years from the date of this consent.
Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

Part A:
No development shall take place until an archaeological Written Scheme of Investigation (WSI), has been submitted to and approved in writing by the Local Planning Authority. The WSI shall contain the following components:
1. a method statement for the investigation of any archaeological remains that will be affected by the development 2. an outline strategy for post-excavation assessment, analysis, archive preparation and publication, including details of the timetable for each stage of the post-excavation works
The said development shall only be implemented in full accordance with the approved archaeological scheme.
Part B:
This condition shall only be fully discharged when:
1. all elements of the archaeological fieldwork have been undertaken and the date of completion has been confirmed in writing by the Local Planning Authority 2. the post-excavation assessment, analysis and final archaeological report has been submitted to and approved in writing by the Local Planning Authority. This shall be done within 12 months of the date of completion of the archaeological fieldwork unless otherwise agreed in advance in writing by the Local Planning Authority 3. the preparation of the site archives (including the production of an archive report) for deposition at stores approved by the Local Planning Authority has been undertaken and confirmed in writing by the Local Planning Authority. For the digital archive this will include confirmation of the intention to deposit with a CoreTrustSeal certified repository dedicated to storing archaeological archives. 4. the publication report text has been prepared for submission to a recognised archaeological journal, or an approved final archaeological report is submitted for inclusion in the Historic Environment Record, and this has been confirmed in writing by the Local Planning Authority.
Unless otherwise agreed in advance in writing by the Local Planning Authority, items 3, and 4 of Part B of this condition shall be completed within 2 years of the archaeological fieldwork date of completion.
Reason: In line with Policy HE1 of the Central Bedfordshire Local Plan 2015-2035 (adopted July 2021) and Paragraph 211 of the National Planning Policy Framework (December 2023): to investigate and record any archaeological remains affected by the development, to safeguard the long-term future of the archive and to make the record of all the work publicly available. Part A of this condition is pre-commencement because development works can have an irreversible impact on archaeological remains and an approved programme of investigation must be in place before the development starts. |

Notwithstanding the details submitted with the application a drawn section at scale of 1:10 showing the following shall be submitted to, and approved in writing by, the Local Planning Authority prior to the commencement of any works of construction on site, and the approved works shall thereafter be undertaken strictly in accordance with the approved details:
· all constructional elements of the proposed insulated floor slab, including intended final floor surface finishing (ie. quarry tiles etc.) · the incorporation within the floor slab, as appropriate, of an underfloor heating system
Reason: To ensure that the approved works are undertaken with due regard to, and in safeguarding of, the traditional character and historic fabric of this listed building in all respects. (Section 16, NPPF) |

Notwithstanding the details submitted with the application, samples of the following shall be made available on site for Local Planning Authority inspection and agreement in writing prior to the commencement of any work of construction on site, and the approved works shall thereafter be undertaken strictly in accordance with the approved details:
· brick to be used in the infill of the modified wall openings hereby approved, demonstrating a match with the existing brickwork adjoining to be retained · brick to be used in any repair or reconstruction of the sill wall brickwork supporting the sill beam (sole plate), demonstrating as appropriate a match with the existing sill wall brickwork adjoining to be retained
Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects. (Section 16, NPPF) |

Notwithstanding the details submitted with the application, any works of internal and external 'making good' required as a result of implementation of the works hereby approved, including brickwork, timberwork, timber wall cladding, plasterwork, the use of renders, mortars and decorative finishes, shall be undertaken with materials and in a manner which are strictly compatible with, and fully maintaining, the traditional constructional detailing and character of the building, close-matching with existing materials as appropriate.
Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects. (Section 16, NPPF) |

Notwithstanding the details submitted with the application, no work of alteration, modification, removal or replacement, in whole or part, of any element of the timber framing or framing infill panel material of the building other than those elements specifically identified within the submitted details, shall be undertaken without the express prior written agreement of the Local Planning Authority, and any such work shall be undertaken thereafter strictly in accordance with the agreed details.
Reason: To ensure that the approved works are carried out in a manner that safeguards the historic fabric of this listed building in all respects and to avoid doubt (Section 16, NPPF) |
7)
This Consent expressly excludes any cleaning of timberwork by sandblasting, and also any other form of abrasive timber cleaning unless agreed in advance and in writing by the Local Planning Authority. Any such agreed work shall be undertaken thereafter strictly in accordance with the agreed details.

Notwithstanding the details submitted with the application, a written Specification of Works in respect of the following shall be submitted to, and approved in writing by, the Local Planning Authority prior to any undertaking of these works on site, and the approved works shall thereafter be undertaken strictly in accordance with the approved details:
· the carpentry 'making good' of the exposed timber framing of the south east building elevation, to include the following details confirmation of the choice of timber to be used; carpentry jointwork methods (preparation of timber, type of jointwork, bolting, pegging etc) · the replacement and/or repair of the timber sill beam (sole plate) and associated brickwork sill wall, to include the following details a drawn ground floor plan at 1:100 scale with the extent of replacement/repair clearly indicated for the avoidance of doubt; confirmation of the choice of timber to be used; carpentry jointwork methods (preparation of timber, type of jointwork, bolting, pegging etc); any and all works to the sill wall. · the reinstatement of internal historic studwork wall partition infill (materials to be used and method of fixing within the partition framing)

Notwithstanding the details submitted with the application, full product details of all new window installations and exterior doors hereby approved demonstrating, as appropriate, close matching in every respect of construction and detailing with existing adjacent installations to be retained, including form of glazing and leadwork, shall be submitted to, and approved in writing by, the Local Planning Authority prior to any work of window and external door installation on site, and the approved works shall thereafter be undertaken strictly in accordance with the approved details.
Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects. (Section 16, NPPF) |

Notwithstanding the details submitted with the application, full details of any new kitchen and bathroom extract vents or flues exiting in any respect upon the exterior of the building shall be submitted to, and approved in writing by, the Local Planning Authority prior to any installation on site and the approved works shall thereafter be implemented strictly in accordance with the approved details.
Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects. (Section 16, NPPF) |

Notwithstanding the details submitted with the application, all final external colour finishes shall be maintained as existing unless otherwise agreed in writing and in advance of final decoration or finishing, as appropriate, by the Local Planning Authority, and the approved works shall be undertaken thereafter strictly in accordance with the agreed details.

This consent relates only to the details shown on the submitted plans, numbers CBC.SLP.001, CBC.SECT.002, ID-01 REV B, EX-01, EX-02, EX-LB-03, EX-LB-04 REV A, EX-LB-06, LB-01, LB-02 and SP-01.
