Conditions or Reasons for Planning Application - CB/24/00105/FULL
Conditions or Reasons:
1) The proposed replacement dwelling, by nature of its size in comparison with the existing dwelling, would result in a materially larger building than the one it replaces, contrary to exception d of paragraph 154 of the NPPF and would therefore constitute inappropriate development in the Green Belt. Very special circumstances have not been demonstrated that would outweigh the harm to the Green Belt. It is therefore considered that the proposal would not comply with Exception d) of Paragraph 154 of the NPPF, Policy SP4 of the Central Bedfordshire Local Plan and Section 11 of the Central Bedfordshire Design Guide.
