No development shall take place until a scheme for protecting the proposed dwelling from noise from road traffic and commercial sources has been submitted to and approved in writing by the Local Planning Authority. The scheme shall be in accordance with the Hawkins Environmental report (Ref: H3021-NV-v3) dated 14th January 2021. The dwelling shall not be occupied until such a scheme has been implemented in accordance with the approved details, and shown to be effective, and it shall be retained in accordance with those details thereafter.
Reason: To protect the amenity of future occupants.

Prior to development commencing, all tree protection fencing and ground protection measures shall be carried out in strict accordance with Section 12.0 and 13.0 of the Arboricultural Method Statement, which forms part of the Arboricultural Report dated June 2019, and the Tree Protection Plan (Drawing No. TPP/134HSHRB/010) as prepared by David Clarke. The tree protection fencing and ground protection shall then remain securely in position throughout the entire course of development works.
Reason: To ensure the satisfactory protection of retained trees from development activity.

Prior to development commencing, detailed and operation-specific Method Statements shall be submitted to and approved in writing in respect of the installation of the "No-Dig" surfacing around Sycamore T3 , and for the installation of underground utility services. The approved, operation-specific Method Statements shall then be implemented in strict accordance with the agreed phasing of works.
REASON: To ensure the protection of retained trees from these specific engineering operations, following agreement of the final design.

No development above ground shall take place until details of the materials to be used for the external walls and roofs of the development hereby approved have been submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.
Reason: To control the appearance of the building in the interests of the visual amenities of the locality.

No development shall take place until a landscaping scheme to include all hard and soft landscaping and a scheme for landscape maintenance for a period of five years following the implementation of the landscaping scheme have been submitted to and approved in writing by the Local Planning Authority. The approved scheme shall be implemented by the end of the full planting season immediately following the completion and/or first use of any separate part of the development (a full planting season means the period from October to March). The trees, shrubs and grass shall subsequently be maintained in accordance with the approved landscape maintenance scheme and any which die or are destroyed during this period shall be replaced during the next planting season.
Reason: To ensure an acceptable standard of landscaping.
