Conditions or Reasons for Planning Application - CB/24/00173/LB
Conditions or Reasons:
1) The works shall begin not later than three years from the date of this consent.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers: Site location plan, site plan existing, site plan proposed, existing elevations of house, proposed elevations of conservatory, existing elevations summer house, casement windows and proposed elevations summer house.

Reason: To identify the approved plan/s and to avoid doubt.
3) Notwithstanding the details submitted with the application any works of internal and external 'making good' required as a result of implementation of the works and
development hereby approved, including brickwork, timberwork, plasterwork, the use of mortars, renders and decorative finishes, shall be undertaken with materials and in a manner which are strictly compatible with the traditional constructional detailing and character of the building, close-matching with existing materials as appropriate.

Reason: To ensure that the approved works and development are carried out in a manner that safeguards the traditional character of this listed building in all respects,and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF).
4) Notwithstanding the details submitted with the application the window and door joinery of the replacement summerhouse hereby approved shall be given a final
black decorative finish to match the specified black decorative finish of the summerhouse wall cladding, unless agreed otherwise and in writing by the Local
Planning Authority prior to any works of final decorative finishing being undertaken on site.

Reason: To ensure that the approved works and development are carried out in a manner that safeguards the traditional character of this listed building in all respects,and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF).
