Conditions or Reasons:
1) The proposal would amount to inappropriate development which is, by definition, harmful to the Green Belt and should not be approved except in Very Special Circumstances. The development would not fall within any of the exceptions set out in paragraphs 154 and 155 of the NPPF to inappropriate development in the Green Belt, and therefore would be considered inappropriate development harmful to the South Bedfordshire Green Belt. No Very Special Circumstances have been established in this case, that would clearly outweigh the harm to the Green Belt. The proposal is therefore considered to be contrary to Section 13 of NPPF and Policy SP4 of the Local Plan.
