Conditions or Reasons for Planning Application - CB/24/00185/VOC
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from 16th June 2023.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those specified on the submitted application form for planning application reference CB/23/01126/FULL.

Reason: To safeguard the appearance of the completed development in the interests of the visual amenities of the locality.

3) The balcony screen along the western side of the balcony shall be installed prior to the first use of the balcony and shall be retained as shown on drawing number 23.077-P1 REV 11 thereafter.

Reason: In the interests of protecting residential amenity of neighbouring occupiers.

4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 23.077-P1 REV 11 and 23.077-P2 REV 4.

Reason: To identify the approved plans and to avoid doubt.
