| Conditions or Reasons: | 1)
Notwithstanding the provisions of the Town and Country Planning General Permitted Development Order 2015, or any amendments thereto, the garage accommodation on the site shall not be used for any purpose, other than as garage accommodation, unless permission has been granted by the Local Planning Authority on an application made for that purpose.
Reason: To control the development in the interests of protecting the visual amenity and openness of the Green Belt. (Sections 9 and 13 NPPF) |

Notwithstanding the provisions of Part 1 Class A of Schedule 2 to the Town and Country (General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order with or without modification) no extensions of the buildings hereby permitted shall be carried out without the grant of further specific planning permission from the Local Planning Authority.
Reason: To control the development in the interests of protecting the visual amenity and openness of the Green Belt. (Sections 9 & 13, NPPF) |

Notwithstanding the provisions of Part 1 Class E of Schedule 2 to the Town and Country (General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order with or without modification), no buildings or other structures shall be erected or constructed within the curtilage of any of the properties hereby permitted without the grant of further specific planning permission from the Local Planning Authority.
Reason: To control the development in the interests of protecting the visual amenity and openness of the Green Belt. (Sections 9 & 13, NPPF) |

Prior to first occupation, a scheme shall be submitted to and approved in writing by the Local Planning Authority for the provision of fire hydrants at the development. Prior to the first occupation of the dwellings the fire hydrants serving that development shall be installed as approved. Thereafter the fire hydrants shall be retained as approved in perpetuity.
Reason: In the interests of fire safety and providing safe and accessible developments. (Section 8, NPPF) |

The development shall be completed in complete accordance with the approved residential curtilage reference CB/12/02748/DOC.
Reason: To limit the extent of the residentially used land having regard to the rural location of the site in the Green Belt. (Sections 9 & 13, NPPF) |

If during any site investigation, excavation, engineering or construction works evidence of land contamination is identified, the applicant shall notify the Local Planning Authority without delay. Any land contamination identified, shall be remediated to the satisfaction of the Local Planning Authority to ensure that the site is made suitable for its end use. Reason: To protect human health and the environment. (Section 11, NPPF) |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 1313-CON-012 B, 1313-CON-010 A, 1313-CON-011 B 1313-CON-014 B & 1313-CON-015 A.
Reason: To identify the approved plans and to avoid doubt. |
