Conditions or Reasons for Planning Application - CB/24/00216/FULL
Conditions or Reasons:
1) The proposed two storey side extension, due to its siting adjacent to the common boundary with Plot 4 would result in the property spanning boundary to boundary. In addition, the window to the side east flank wall would result in a loss of privacy to the private amenity space of the future occupiers at Plot 4. The proposal would not comply with the guidance set out in the Design Guide for side extensions. It is therefore considered that the proposal would have a detrimental impact on the character and appearance of the area and the host dwelling. It would also result in a detrimental loss of privacy to Plot 4. The proposal is therefore considered to be contrary to Policies HQ1 and HE3 of the Central Bedfordshire Local Plan, Section 11 of the Central Bedfordshire Design Guide and Section 12 and 16 of the NPPF.
2) The application site is too restricted in size for the proposed development which would appear as a contrived form of development within its location and out of character with the surrounding area. The proposal is contrary to the principles of good design and is therefore considered to be contrary to Policies HQ1 and HE3 of the Central Bedfordshire Local Plan, Section 11 of the Central Bedfordshire Design Guide and Section 12 and 16 of the NPPF.
