Conditions or Reasons for Planning Application - CB/24/00227/PAEC
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Notwithstanding the details as shown the approved plans, prior to the first occupation of the residential properties hereby approved, a waste storage area plan shall be submitted and approved in writing to the Local Planning Authority. The details shall be constructed as approved and remain as a waste storage area in perpetuity.

Reason:

To ensure sufficient waste storage is provided on site, in an area that would not cause harm to the character and appearance of the Dunstable Conservation Area (Policies HE3 and HQ1 of the CBC Local Plan).
3) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 2336, 02 Rev A.

Reason: To identify the approved plan/s and to avoid doubt.
