Conditions or Reasons:
1) The proposed increase in height of the garage would by reason of its size, siting, form and design appear unduly dominant in the street scene to the detriment of the character and appearance of the dwelling and the visual amenities of the wider street scene. The proposed development is not therefore a high quality design which is appropriate to the setting and conflicts with Policy HQ1 of the Central Bedfordshire Local Plan (2015-2035), the National Planning Policy Framework (2023) and the Central Bedfordshire Design Guide 2023.
