Conditions or Reasons for Planning Application - CB/24/00252/FULL
Conditions or Reasons:
1) The proposed extensions by reason of their siting, design, scale and form would result in an unacceptable and harmful impact on the character and appearance of the area. Therefore, the proposal is not considered to be a high standard of design and is contrary to policy HQ1 of the Adopted Local Plan, Section 11 of the Central Bedfordshire Design Guide (August 2023), and Section 12 of the National Planning Policy Framework (2023).
2) If permitted, the gate location as submitted would lead to vehicles waiting in the public highway where they will obstruct the free flow of traffic. Along with this the vehicle will overhang into the carriageway causing vehicles to have to take evasive manoeuvres, where following drivers will not be aware the vehicle in front will not be pulling clear of the carriageway, this will lead to vehicular conflict and issues of safety to users of the highway and the property. As such the proposal is contrary to Policy T2 of the Adopted Local Plan, and Section 9 of the National Planning Policy Framework (2023).
