Conditions or Reasons for Planning Application - CB/24/00255/FULL
Conditions or Reasons:
1) The proposed development, as a result of its increased size, would form a disproportionate addition to the existing dwelling, which is by definition, harmful to the Green Belt. No very special circumstances have been demonstrated to overcome this harm. The proposal therefore represents inappropriate development, harmful to the openness of the South Bedfordshire Green Belt, contrary to Section 13 of the NPPF, Policy SP4 of the Central Bedfordshire Local Plan and Section 11 of the Central Bedfordshire Design Guide.
2) Insufficient ecological information has been provided with this application to evidence the protection and/ or enhancement of species, habitats and biodiversity at the application site. As such, the proposal would be contrary to Policy EE2 of the Central Bedfordshire Local Plan and Section 15 of the NPPF.
