Conditions or Reasons for Planning Application - CB/24/00307/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to those detailed on drawing number: 02_PL Rev: B.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

3) Prior to the occupation of the part single and two storey rear extension, the parking layout shown on drawing no. 03_PL shall be completed in strict accordance with the approved plan.

Reason: In order to minimise danger, obstruction and inconvenience to users of the highway and the premise (CBLP: Policies T2 & T3).
4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers: 01_PL, 02_PL Rev: B, 03_PL.

Reason: To identify the approved plan/s and to avoid doubt.
