Conditions or Reasons for Planning Application - CB/24/00400/LB
Conditions or Reasons:
1) The works shall begin not later than three years from the date of this consent.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Notwithstanding the details submitted with the application the works hereby approved, and any associated works of 'making good', including any use of bedding and pointing
mortars and the use of materials selected to make up for any shortfall of materials which have been reclaimed and reused, shall be undertaken with materials and in a manner
which are strictly compatible with the traditional constructional detailing and character of the structure, close-matching with existing materials as appropriate. Only stone (either
reclaimed or sourced) matching the existing in all respects shall be used in any localised works of wall rebuild or reconstruction.

Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character and detailing of this listed structure in all respects (Section 16,
NPPF)
3) The development hereby permitted shall be undertaken in full accordance with the Councils adopted Environmental Code of Practice https://www.centralbedfordshire.gov.uk/info/44/planning/674/codes_of_practice_for_planning/3

Reason: In order to minimise the impact of development on existing trees, landscape features and biodiversity (Section 15, NPPF)
4) This consent relates only to the details shown on the submitted plans, numbers 696/20/ rev B; 696/21; 696/22; CBC01 - Repair Schedule; CBC02 - Condition Report (Rees Bolter Architects, July 2023); CBC03 - Schedule of Works; CBC04 - Design and Access Statement; CBC05 - Reptile Mitigation Strategy (Applied Ecology Ltd, 26.04.2024); CBC06 - Ecological Assessment

Reason: To identify the approved plan/s and to avoid doubt.
