Conditions or Reasons: | 1)
The works shall begin not later than three years from the date of this consent.
Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

Notwithstanding the details submitted with the application any works of internal and external 'making good' required as a result of implementation of the works hereby approved, including brickwork, timberwork, plasterwork, the use of mortars, renders and decorative finishes, shall be undertaken with materials and in a manner which are strictly compatible with the traditional constructional detailing and character of the building, close-matching with existing materials as appropriate.
Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects, and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF) |

Notwithstanding the details submitted with the application all final external colour finishes shall be maintained as existing unless otherwise agreed in writing and in advance of final decoration or finishing, as appropriate, by the Local Planning Authority, and the approved works shall be undertaken thereafter strictly in accordance with any such details agreed.
Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF) |

Notwithstanding the details submitted with the application, the replacement rainwater goods hereby approved shall be of a recognised 'Heritage Range' product type in black painted cast aluminium, and shall be maintained as such thereafter.

Notwithstanding the details submitted with the application, the replacement roof covering of the Dining Room hereby approved shall be undertaken using clay roof tile and ridge piece products which closely match the existing unless agreed otherwise, and in writing, by the Local Planning Authority in advance of any installation of the replacement tiles and ridges on site on the basis of full and acceptable details being supplied, and the approved works shall be undertaken thereafter strictly in accordance with any such details agreed. Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects, and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF) |

Notwithstanding the details submitted with the application, the replacement timber windows and external doors hereby approved shall expressly exclude trickle-vents unless agreed otherwise, and in writing, by the Local Planning Authority in advance of any installation of the windows and external doors on site on the basis of full and acceptable details being supplied, and the approved works shall be undertaken thereafter strictly in accordance with any such details agreed. Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects, and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF) |
