Conditions or Reasons for Planning Application - CB/24/00442/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers: 1185 PRO (elevations and layout plan) and 1185 PRO - (block plan and site location plan).

Reason: To identify the approved plan/s and to avoid doubt.
3) Notwithstanding the provisions of the Town and Country Planning General Permitted Development Order 2015, or any amendments thereto, the 3 parking spaces cart shed and 2 southerly parking spaces adjacent to the dwelling on the site shall not be used for any purpose, other than as vehicle parking provision unless permission has been granted by the Local Planning Authority on an application made for that purpose.

Reason: To retain off-street parking provision and thereby minimise the potential for parking elsewhere which would affect manoeuvring of vehicles within the site and could lead to vehicles having to reverse a great distance and into the public highway.

Parking provision within the site shall be located in the parking spaces stipulated (the 3 space cart shed and 2 spaces adjacent and south of the
dwelling) and nowhere else within the site unless otherwise agreed in writing by the local planning authority

Reason:To avoid obstruction of the turning area at the site frontage, to allow vehicles to manoeuvre within the site and leave in forward gear avoiding the reversing of
vehicles over a great distance and into the public highway
