Conditions or Reasons for Planning Application - CB/24/00472/FULL
Conditions or Reasons:
1) The proposed extension by reason of its siting, design, scale and form would result in an unacceptable and harmful impact on the character and appearance of the area. Therefore, the proposal is not considered to be a high standard of design and is contrary to policy HQ1 of the Adopted Local Plan, Policy BPD3 of the Adopted Biggleswade Neighbourhood Plan (2022), the Central Bedfordshire Design Guide (August 2023), and Section 12 of the National Planning Policy Framework (2023).
2) Due to poor spatial separation with a adjacent Lime tree protected by Tree Preservation Order, and the likely future nuisance and pressure for removal caused by unavoidable conflict with the new extension, it is considered that the proposal would be inappropriate development that is likely to have a negative impact on the protected tree. As such, the proposal is considered to be contrary to Policies EE4 and HQ1 of the Adopted Local Plan (July 2021), Policy BGS1 of the Adopted Biggleswade Neighbourhood Plan (2022), the Adopted Design Guide (August 2023) and Section 15 of the NPPF (2023).
