Conditions or Reasons:
1) The cumulative impact of the bulk, scale and mass of the proposed development would result in the outbuilding no longer appearing subservient to the host dwelling and it would represent a harmful overdevelopment of the site that would result in visual detriment to the character and appearance of area including the wider countryside. The proposals would also represent an unacceptable creep of residential living accommodation beyond the settlement envelope and into the open countryside, to the detriment of the wider village character. On that basis the proposed development fails to represent high quality design, and would be contrary to Policies SP7, EE5 and HQ1 of the Central Bedfordshire Local Plan (2021).
