Conditions or Reasons for Planning Application - CB/24/00495/FULL
Conditions or Reasons:
1) The proposed installation of the commercial flue, its ducting and surrounding enclosure, by reason of its siting, design, scale and form would represent an incongruous and uncharacteristic addition and result in an unacceptable and harmful impact on the character and appearance of the area. Therefore, the proposal is not considered to be a high standard of design and is contrary to policy HQ1 of the Adopted Local Plan and Section 12 of the National Planning Policy Framework (2023).
2) Insufficient information has been provided to enable an accurate assessment of the application in terms of odour and if permitted could lead to unacceptable impacts on nearby residents and also adjacent businesses. As such the proposal is contrary to Policies HQ1 and CC8 of the Adopted Local Plan and Sections 12 and 15 of the NPPF.
3) The identified public benefits of bringing the building back into use, facilitated by the proposed development, would not outweigh the identified low level harm and the harm to the character and appearance of the area in conflict with para 208 of the NPPF (2023).
