Conditions or Reasons:
1) The design of the first floor side extension, due to its excessive width, bulk, massing, scale and incongruous roof form, would not relate well to the host dwelling resulting in a poor quality design and non-subservient addition to the dwellinghouse which would be detrimental to the character of the dwelling and wider area. The proposal is therefore considered to be contrary with Policy HQ1 of the Central Bedfordshire Local Plan, Section 11 of the Central Bedfordshire Design Guide and Section 12 of the NPPF.
