Conditions or Reasons:

1) The approved landscaping scheme approved (Ref: edp7066_d011-O) shall be implemented by the end of the full planting season immediately following the completion (a full planting season means the period from October to March). The trees, shrubs and grass shall subsequently be maintained in accordance with the approved scheme and any which die or are destroyed during this period shall be replaced during the next planting season.

Reason: To ensure an acceptable standard of landscaping, in accordance with Policy HQ1 of the Local Plan, the adopted Design Guide and the NPPF

2) Prior to the implementation of the hereby approved landscaping scheme (Ref:edp7066_d011-O) and the bringing into use of the development, a habitat credit banking scheme shall be submitted to the Local Planning Authority, for approval in writing. The scheme shall set out the mechanism via which the credits accrued as a result of the biodiversity provisions of the approved landscaping scheme can be utilised in relation to future development in the Central Bedfordshire Council Authority.

Reason: To ensure an acceptable standard of landscaping, in accordance with Policy HQ1 of the Local Plan, the adopted Design Guide and the NPPF.

3) The development hereby permitted shall not be carried out except in complete
accordance with the approved plans and documents listed below:
