Conditions or Reasons for Planning Application - CB/24/00599/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to those detailed on Application Form: Received 1st March 2024.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

3) Prior to development, all tree protection barriers and ground protection shall be installed and positioned in strict accordance with Section 6.1 and Appendix 3 of the supporting document "Tree Survey Report" dated November 2022, as prepared by RGS Arboricultural Consultants. The tree protection barriers and ground protection shall then remain securely in position throughout the entire course of development works.

Reason
To protect the designated Root Protection Area of the Corsican Pine tree (listed as T1 in the "Tree Survey Report") from ancillary development activity, so as to safeguard its health, anchorage and amenity value.
4) Throughout the course of development, all foundation construction, hand digging and provision for underground services and soakaways shall be undertaken in strict compliance with that being stipulated in Sections 6.2 and 6.3 of the supporting document "Tree Survey Report" dated November 2022, as prepared by RGS Arboricultural Consultants.

Reason
To ensure that all working operations are carried out with due regard to safeguarding the designated Root Protection Area of the protected Corsican Pine tree (listed as T1 in the "Tree Survey Report"), and are in accordance with good arboricultural practice, so as to maintain tree health, anchorage and amenity value.
5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers: WPD-019-22-1A, WPD-019-22-2A, WPD-019-22-6.

Reason: To identify the approved plan/s and to avoid doubt.
