Conditions or Reasons: | 1)
The proposed rear extension, in combination with the single storey side addition, will appear as an overly large addition to the house by reason of its size, siting, design and overall bulk. The extensions are considered to dominate and would not consititute subservient additions to the host property. In addition, the proposed design detailing is considered to detract from the character and appearance of the existing property. This will be in conflict with Planning Policy HQ1 in the Central Bedfordshire Local Plan 2021 and Chapter 11 of the CBC Design Guide SPD (2023). |

The extensions will, by reason of their excessive depth, overall bulk and height, appear as being out of keeping with the rural edge to the sporadic linear group of development along this side of Eyeworth Road. The development will appear as visually intrusive from longer views from the west of the site. This will be conflict with Policy HQ1 of the Central Bedfordshire Local Plan 2021. |
