The proposed development, due to its excessive scale, height, bulk, mass, and unsuitable design which would impact on the future longevity of natural landscape features, would appear demonstrably at odds with the pattern and grain of development within the area and would not make a positive contribution to local distinctiveness having regard to the AONB location. The proposed development is therefore not of a high quality layout and design appropriate to its setting, and would be contrary to policies HQ1, EE4, EE5 and EE7 of the Central Bedfordshire Local Plan (2021) and sections 12 and 15 of the National Planning Policy Framework (2023). |

Insufficient information has been provided within the application to demonstrate that the development would be able to deliver a net gain for biodiversity. As such, the proposal is contrary to policy EE2 of the Central Bedfordshire Local Plan (2021) and section 15 of the National Planning Policy Framework (2023). |

The application contains insufficient information to show that sufficient off-street parking provision to serve the proposed and existing dwelling would be provided, or that turning facilities to accommodate a light goods vehicle can be provided in a manner that would not cause increased danger and inconvenience to users of the highway. The proposed development is therefore in conflict with policies T2 and T3 of the Central Bedfordshire Local Plan (2021) and section 9 of the National Planning Policy Framework (2023). |

The property lies within a high risk surface water flow path and there is insufficient information provided within the application to demonstrate that the proposed development positively contributes to the management of surface water runoff and attenuation. The proposal is therefore contrary to policy CC5 of the Central Bedfordshire Local plan (2021) and section 14 of the National Planning Policy Framework (2023). |

The proposed development would, by reason of its proximity lying within a 12.6km distance of the Ashridge Commons and Woods Site of Special Scientific Interest (SSSI) within the Chilterns Beechwoods Special Area of Conservation (SAC), add to the recreational disturbance in this area, and be likely to harm the integrity of the conservation purposes of the SAC. In the absence of an appropriate strategy to mitigate this harm, the proposal would be contrary to the Habitat Regulations, Section 15 (Conserving and enhancing the natural environment) of the National Planning Policy Framework 2023 (NPPF), and Policy EE3 (Nature Conservation) of the Central Bedfordshire Local Plan (2021). |
