Conditions or Reasons for Planning Application - CB/24/00649/LB
Conditions or Reasons:
1) The works shall begin not later than three years from the date of this consent.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers: L-01 (Existing plans) and L-01 (Proposed plans).

Reason: To identify the approved plan/s and to avoid doubt.
3) Notwithstanding the details submitted with the application any attachment of the new partition walling hereby approved to the timber structural elements of the building
(flooring, ceiling joists, wall framing etc.), shall be undertaken with screw-fixings only.

Reason: To ensure that the approved works are undertaken with due regard to, and in safeguarding of, the historic fabric of this listed building (Section 16, NPPF).
4) Notwithstanding the details submitted with the application, full details of any required bathroom extract vents or flues exiting in any respect upon the exterior of the
building shall be submitted to, and approved in writing by, the Local Planning Authority prior to any installation on site and the approved works shall thereafter be
implemented strictly in accordance with the approved details.

Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects and to
safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF)
5) Notwithstanding the details submitted with the application any works of internal and external 'making good', including brickwork, timberwork, plasterwork, the use of
mortars and decorative finishes, required as a result of implementation of the works hereby approved shall be undertaken with materials and in a manner which are
strictly compatible with, and fully maintaining, the traditional constructional detailing and character of the building, close-matching with existing materials as appropriate.

Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects and to
safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF)
