Conditions or Reasons for Planning Application - CB/24/00651/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

3) There shall be no displacement and re-positioning of any driveway hardstanding further to the northeast, over the existing woodland garden area located between the existing property and the road, which would be closer to Oak trees protected by Tree Preservation Order No. 3/1982 (Group G15). Nor shall there be any encroachment by development activity over this area, which may be caused by contractor parking, plant and material storage, and soil contamination issues caused by chemical washings and deposition area.

Reason: To avoid root damage caused by soil compaction and/or soil contamination damage to an existing front woodland garden, which is the preferential rooting area presently enjoyed by Oak trees covered by a Tree Preservation Order, so as to maintain their health, visual amenity, landscape and biodiversity value.
4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers; JJD22106/01A, JJD22106/02, JJD22106/03, JJD22106/04, JJD22106/05, JJD22106/06.

Reason: To identify the approved plan/s and to avoid doubt.
