Conditions or Reasons for Planning Application - CB/24/00670/LB
Conditions or Reasons:
1) The works shall begin not later than three years from the date of this consent.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers: L-01 and L-03/A.
Reason: To identify the approved plan/s and to avoid doubt.
3) Notwithstanding the details submitted with the application the replacement wall render hereby approved shall be decoratively finished in a colour matching the
existing unless agreed otherwise, and in writing, by the Local Planning Authority in advance of final decoration or finishing, and the approved works shall be undertaken
thereafter strictly in accordance with the agreed details.

Reason: To ensure that the works hereby approved are undertaken with due regard to, and in safeguarding of, the historic character and appearance of this listed
building in all respects and to safeguard the character and appearance of the Conservation Area in which the building is located, and to avoid doubt (Section 16,
NPPF)

Notwithstanding the details submitted with the application any works of internal and external 'making good' required as a result of implementation of the works hereby
approved shall be undertaken with materials and in a manner which are strictly compatible with, and fully maintaining, the traditional constructional detailing and
character of the building(s), close-matching with existing materials as appropriate.

Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects and to
safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF)
