Conditions or Reasons for Planning Application - CB/24/00727/LB
Conditions or Reasons:
1) The works shall begin not later than three years from the date of this consent.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Notwithstanding the details submitted with the application the dark decorative colour finishing of the first floor timber frame detailing of the building frontage shall be maintained as existing unless otherwise agreed in writing and in advance of final decoration or finishing, as appropriate, by the Local Planning Authority, and the approved works shall be undertaken thereafter strictly in accordance with the agreed details.

Reason: To ensure that the approved works are carried out in a manner that safeguards the character of this listed building in all respects and to safeguard the character and appearance of the Conservation Area in which the building is located, and to avoid doubt (Section 16, NPPF).

(Note: This Condition is non pre-commencement and applies mandatory 'safeguarding' control in respect of the undertaking of the approved works. As such, the Condition does not require specific discharge unless there is the need for any variation or amendment to the works as approved).
3) This consent relates only to the details shown on the submitted plans, numbers: PL_01, PL_02, PL_03, PL_04.

Reason: To identify the approved plan/s and to avoid doubt.
