Conditions or Reasons for Planning Application - CB/24/00733/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

3) The external sound level (Rating Level) emitted from plant, machinery or equipment at the development hereby approved shall not exceed the background sound level. The assessment shall be made in accordance with BS4142:2014 at the nearest and/or most affected noise sensitive premises, with all machinery operating together at maximum capacity. A post-installation noise assessment shall be carried out where required by the Local Planning Authority such as in response to a complaint about noise nuisance to confirm compliance with the sound criteria and additional steps to mitigate noise shall be taken, as necessary. Approved details shall be implemented prior to occupation of the development and thereafter be permanently retained.

Reason: To minimise the impacts of noise pollution to the property's surroundings (Policy CC8 Central Bedfordshire Local Plan)
4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers CBC 01, CBC 02, CBC 03, CBC 04, CBC 05, CBC 06, CBC 07, CBC 08.

Reason: To identify the approved plan/s and to avoid doubt.
