Conditions or Reasons for Planning Application - CB/24/00800/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The materials used in any exterior works shall be of a similar appearance to those used in the construction of the exterior of the existing dwellinghouse.

Reason: In the interest of amenity, securing a high quality of design, and to protect the character and appearance of Blunham Conservation Area, in accordance with Policies HQ1 and HE3 of the Central Bedfordshire Local Plan (2021).
3) Deliveries for the construction of the proposal shall not be made during AM and PM peak times during school term time (8:30-9:30 and 14:30-15:30).

Reason: For the avoidance of doubt and in the interests of safety, protecting the amenity of local land uses, neighbouring residents and highway safety, in accordance with Policy T2 of the Central Bedfordshire Local Plan (2021).
4) The approved Construction Management Plan (Rev A - 19.07.24), associated with the development of the site, shall be adhered to throughout the development process.

Reason: In the interests of safety, protecting the amenity of local land uses, neighbouring residents and highway safety, in accordance with Policies CC8 and T2 of the Central Bedfordshire Local Plan (2021).
5) Prior to the first use of the proposed development, two bird boxes and two bat boxes shall be provided within the red-line site. Bird boxes shall be placed 2-4 metres above ground, and directed between north and east. Bat boxes shall be placed 4 metres or greater above ground, and direct south, south-east or south-west.

Reason: To ensure that net gains in biodiversity are provided, in accordance with Policy EE2 of the Central Bedfordshire Local Plan (2021).
6) The development hereby permitted shall be undertaken in full accordance with the Councils adopted Construction Code of Practice for Developers and Contractors https://www.centralbedfordshire.gov.uk/info/44/planning/674/codes_of_practice_for_planning.

Reason: In order to minimise the impact of construction work on the amenities of nearby residential properties (Section 12, NPPF)
7) The development hereby permitted shall be undertaken in full accordance with the Councils adopted Environmental Code of Practice https://www.centralbedfordshire.gov.uk/info/44/planning/674/codes_of_practice_for_planning/3

Reason: In order to minimise the impact of development on existing trees, landscape features and biodiversity (Section 15, NPPF)
8) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 3583/SD01 Rev A; 3853/SD02; 3853/SD03; 3853/SD04; 3853/SD05

Reason: To identify the approved plan/s and to avoid doubt.
