Conditions or Reasons:
1) The proposed development will result in the increased use of a substandard access, which will have an adverse effect on road safety for pedestrians. By reason of its width, the access is substandard and therefore unable to serve the proposed development with safety and convenience, contrary to Policy T2 of the Central Bedfordshire Local Plan (2021) and Section 9 of the NPPF.
