Conditions or Reasons for Planning Application - CB/24/00882/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

3) Prior to the occupation of the development hereby approved, the parking layout shown on drawing no. DD 23 /169.1A shall be completed in strict accordance with the approved plan and thereafter be kept for the purpose of parking vehicles.

Reason: In order to minimise danger, obstruction and inconvenience to users of the highway (CBLP: Policies T2 & T3).
4) Prior to development, full details of the pile and beam foundation, to be used in the construction of the rear extension, shall be submitted to the Local Planning Authority for
approval. The foundation shall be designed by an appropriately qualified structural engineer, with the purpose of minimising disturbance to existing ground levels, and shall also include a Construction Method Statement that mitigates damage to roots by incorporating hand-digging techniques throughout the course of the foundation construction. The approved Foundation Construction Design and Construction Method Statement shall then be implemented in strict accordance with the required sequence of operations.

Reason: To minimise damage to the designated Root Protection Area of the large, mature Wellingtonia tree, where the proposed foundation of the rear extension is to encroach into this area, in order to maintain tree health, root stability and amenity value.
5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plan number: DD 23 / 169.1A.

Reason: To identify the approved plan/s and to avoid doubt.
