The proposed extension to No 2 West End Lane, by reason of its massing and design, would unbalance the existing dwelling and provide an unsympathetic addition. The proposed dwelling, by reason of its siting, massing and design, would fail to represent a high quality of design, would fail to complement the existing character and would reduce openness to an unacceptable degree. The development as a whole would represent an overdevelopment of the site, and would be harmful to the character and appearance of the surrounding area. The development would therefore fail to accord with Policy HQ1 of the Central Bedfordshire Local Plan (2021), Policies HO-1 and HO-4 of the Potton Neighbourhood Plan (2019) and the provisions of the Central Bedfordshire Design Guide (2023) and the Potton Neighbourhood Plan Design Guide (2019) |

The proposed development, by reason of the siting and massing of the proposed extension to No 2 West End Lane and the proposed dwelling, would lead to inadequate internal and external living standards for existing and future occupiers, in conflict with Policy HQ1 of the Central Bedfordshire Local Plan (2021) and the provisions of the Central Bedfordshire Design Guide (2023). |

The proposed development would result in the provision of substandard accesses which make no provision for adequate driver/driver intervisibility and driver/pedestrian intervisibility, and would not allow for the manoeuvring of vehicles into/from the site without conflicting with vehicles parked on the street, leading to unworkable on-site parking provision, leading to conditions of danger and inconvenience to users of the highway and the site. The development would therefore be in conflict with Policies T2 and T3 of the Central Bedfordshire Local Plan (2021). |
