Conditions or Reasons for Planning Application - CB/24/00946/VOC
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from 6th February 2024.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The development hereby permitted shall be carried out in accordance with the schedule of external materials provided on the application form and in accordance with the following approved plans numbered L-01, L-02 rev A and L-03 rev A.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

3) The new outbuilding hereby permitted shall not be used at any time other than for purposes incidental to the enjoyment of the existing dwelling on the site known as 12 Little Lane or The Boat House.

Reason: To prevent the introduction of an inappropriate use harmful to the residential character of the area.

4) No development above slab level on the new outbuilding shall take place until all the materials and detritus associated with the existing outbuilding which is to be demolished have been completely removed from the site.

Reason: In the interests of the visual amenities of the area.
