Conditions or Reasons for Planning Application - CB/24/00960/ADV
Conditions or Reasons:
1) The proliferation of the retrospective advertisements signs, due to their significant size, scale and design would result in a detrimental harm to the Character and Appearance of Leighton Buzzard Conservation Area. The limited public benefits would not outweigh the less than substantial harm identified, and therefore the signage would conflict with Policies HQ1 and HE3 of the Central Bedfordshire Local Plan, as well as Sections 12 and 16 of the NPPF.
2) The applicant does not have the permission of the Highway Authority for the placement of the sign, therefore, the advertisement does not comply with the standard conditions of advertising.
3) By nature of its size and location, the sign would draw the attention of passing drivers on a busy road, close to a pedestrian crossing and junction, to the potential detriment of highway safety. Therefore, the front boundary wall advertisement sign is considered to be in contrary with Policy T2 a of the Central Bedfordshire Local Plan (2021), Parking Standards for New Developments (August 2023) and Section 12 of the NPPF.
