Conditions or Reasons for Planning Application - CB/24/00983/LB
Conditions or Reasons:
1) The works shall begin not later than three years from the date of this consent.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Notwithstanding the details submitted with the application full details, by way of written specification and drawn detail at an appropriate scale between 1:10 and 1:20 in plan, elevation and section, showing the method of forming the floor and ceiling openings facilitating the installation of the lift structure hereby approved, including details of any timber floor structure trimming and any lift structure anchorage fixings, shall be submitted to, and approved in writing by, the Local Planning Authority prior to the formation of the required openings in full and following the investigative removal of existing floor and plaster finishes, as appropriate. The approved works shall be undertaken thereafter strictly in accordance with the approved details.

Reason: To ensure that the approved works are carried out in a manner that safeguards the historic character and detailing of this listed building in all respects.

3) Notwithstanding the details submitted with the application full drawn details, in plan, elevation and section at a scale between 1:10 and 1:20, as appropriate, showing the constructional detailing of the lift structure hereby approved, including the relationship of glazing to framing, the type of glazing, the finish of any framing and associated fixings and the detailing of lift doors, shall be submitted to, and approved in writing by, the Local Planning Authority prior to any work of lift installation being undertaken on site, and the approved works shall be undertaken thereafter strictly in accordance with the approved details.

Reason: To ensure that the approved works are carried out in a manner that safeguards the historic character and detailing of this listed building in all respects.

4) Notwithstanding the details submitted with the application full drawn details, in plan, elevation and section at a scale between 1:1 and 1:20, as appropriate, showing the carpentry detailing (mouldings, architraves etc,), glazing treatment and intended decorative finishes of the screen wall and doors (first and second floors) associated with the lift installation hereby approved shall be submitted to, and approved in writing by, the Local Planning Authority prior to any work of lift installation being undertaken on site, and the approved works shall be undertaken thereafter strictly in accordance with the approved details.

5) Notwithstanding the details submitted with the application, details of an intended method of appropriate 'making good' (eg. cornice detailing) around the junction of the ceiling fabric and lift installation hereby approved shall be submitted to, and approved in writing by, the Local Planning Authority prior to any work of lift installation being undertaken on site and the approved works shall be undertaken thereafter strictly in accordance with the approved details.

6) Notwithstanding the details submitted with the application, the lift installation hereby approved shall be formed of clear (ie un-tinted or un-etched) glazing unless agreed otherwise, and in writing, by the Local Planning Authority prior to any work of lift installation being undertaken on site. The approved works shall be undertaken thereafter strictly in accordance with the approved details.

Reason: To ensure that the approved works are carried out in a manner that safeguards the historic character and detailing of this listed building in all respects.
