| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

All external works hereby permitted shall be carried out in materials to those detailed on plan number: 03-03-005 Rev: B, 03-03-006, 03-04-099, 03-05-001 Rev: D, 03-05-002 Rev: D, 03-05-003 Rev: D, 03-05-004 Rev: C.
Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality. (Section 12, NPPF) |

All ecological mitigation measures and enhancements shall be carried out in accordance with the details contained in the July 2024 "Bat Survey" as already submitted with the planning application and agreed in principle with the local planning authority prior to determination.
Reason: To ensure that works are ecologically sensitive and do not result in adverse impacts to protected species. (Section 15 of the NPPF) |
