Conditions or Reasons for Planning Application - CB/24/01061/FULL
Conditions or Reasons:
1) The staircase, considering its design and siting, appears at odds with the grain of development and setting of the surrounding area. Due to its scale and bulk, the proposal appears unsympathetic in relation to the existing built form of the dwelling and would not harmonise with the setting of the local and wider area. As such, the staircase is deemed to be contrary to Policy HQ1 of the Central Bedfordshire Local Plan, Section 11 of the Central Bedfordshire Design Guide and Section 12 of the NPPF.
2) The staircase at the application site, in its siting, results in the provision of an elevated platform which offers a vantage point as to where views into the private amenity space of neighbouring dwellings is deemed to be easily accessible and harmful, resulting in a detrimental overlooking impact and loss of privacy to neighbouring dwellings; contrary to Policy HQ1 of the Central Bedfordshire Local Plan, Section 11 of the Central Bedfordshire Design Guide and Section 12 of the NPPF.
