Conditions or Reasons for Planning Application - CB/24/01149/LB
Conditions or Reasons:
1) The works shall begin not later than three years from the date of this consent.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Notwithstanding the details submitted with the application, any works of 'making good' required as a result of implementation of the works hereby approved, including brickwork, timberwork, plasterwork, the use of mortars and decorative finishes, shall be undertaken with materials and in a manner which are strictly compatible with the traditional constructional detailing and character of the building, close-matching with existing materials as appropriate.

Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects (Section 16, NPPF)
3) This consent relates only to the details shown on the submitted plans, numbers CBC.001, CBC.002, CBC.003.

Reason: To identify the approved plan/s and to avoid doubt.
