Conditions or Reasons for Planning Application - CB/24/01180/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Notwithstanding the provisions of Part 1 Classes E and F of Schedule 2 to the Town and Country (General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order with or without modification), no buildings or other structures and hardstanding shall be erected or constructed within the land outlined in red on the site location plan as shown on drg no SHE3-001-15 without the grant of further specific planning permission from the Local Planning Authority.

Reason: To control the development in the interests of the visual amenity of the area. (Section 12, NPPF)
3) Notwithstanding the provisions of Part 2 Class A of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order with or without modification), no fences, gates, walls or other means of enclosure shall be erected on the land outlined in red on the site location plan as shown on drg no SHE3-001-15 unless it contains a gap of at least 13cm x 13cm hole sufficient to create a corridor from one garden to the next for hedgehogs.
Reason: To minimise the impact on biodiversity and facilitate the movement of hedgehogs through the site
4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, number SHE3-001-15.

Reason: To identify the approved plan/s and to avoid doubt
