Conditions or Reasons:
1) The proposed development represents inappropriate development within the Green Belt, which is, by definition, harmful to the Green Belt. The proposal, by reason of its size and massing would result in a replacement building which would be materially larger than the building it replaces and would in turn be harmful to the openness of the green belt, both visually and spatially. No factors which could amount to very special circumstances to outweigh the harm to the Green Belt have been advanced. The proposal is therefore contrary to Policy SP4 of the Central Bedfordshire Local Plan and Section 13 of the National Planning Policy Framework.
