Conditions or Reasons:
1) Due to poor spatial separation with the adjacent ancient woodland protected by a Tree Preservation Order, and the likely harm from construction of the garage and driveway and future nuisance and pressure for removal caused by unavoidable conflict with the new garage, it is considered that the proposal would be inappropriate development that is likely to have a negative impact on the ancient woodland and trees protected by Tree Preservation Order, and the proposal would be contrary to Policies EE4 and HQ1 of the Adopted Local Plan (July 2021), and Section 15 of the NPPF (2023).
