Conditions or Reasons for Planning Application - CB/24/01229/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Tree surgery carried out in the course of access facilitation pruning, as required for this development, shall be confined to (and carried out in accordance with) that specified in
Sections 6.4, 8.1 and Appendix B "Tree Table" of the supporting document "BS5837 : 2012 Tree Survey and Arboricultural Impact Assessment" dated 24th July 2024 by GHA Trees (Document Ref. GHA/DS/555160:24). Any temporary strapping back of light branches of other trees as needed, shall also be carried out in accordance with Section 6.3.

Reason: To ensure that only the minimum tree surgery required to facilitate development is undertaken, and is confined to Holly tree T3, thereby avoiding excessive, unjustified or badly executed tree work, which would otherwise be to the detriment of the landscape quality and visual amenity of the site
3) Throughout the course of fence and post installation, all working methodology shall be carried out in full compliance with Section 8.3 "Implementation of the New Fence" of the supporting document "BS5837 : 2012 Tree Survey and Arboricultural Impact Assessment" dated 24th July 2024, by GHA Trees (Document Ref GHA/DS/555160:24).

Reason: To ensure that the construction of the fence and its associated posts, as being undertaken within the designated Root Protection Area of trees T1, T2, T3 and T4, conform to the requirements of good arboricultural practice and the required methodology, so as to maintain the rooting health of the affected trees.
4) Throughout the course of development activity, all working procedures and supervision shall fully comply with that specified in Sections 8.4, 8.5, 8.6, 8.7 and 8.8 of the supporting document "BS5837 : 2012 Tree Survey and Arboricultural Impact Assessment" dated 24th July 2024, by GHA Trees (Document Ref GHA/DS/555160:24).

Reason: To ensure that ancillary development activity, as carried out in the general vicinity of surrounding trees, fully complies with the requirements of good arboricultural practice and recommended methodology, so as to maintain the overall health and integrity of these trees.
5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers: E1, L1, L2, L3, L4, P1.

Reason: To identify the approved plan/s and to avoid doubt.
